How can my U.S. business expansion qualify as an EB-5 project?

If I wanted to obtain an investor for the expansion of my business in Florida, must I apply to USCIS for approval? Not sure about renting a regional center for this.

If you are only getting one investor, we may be able to structure it as a Direct EB-5. In that scenario you would not need to rent a Regional Center.
