Jim Nail is the co-founder of Integra Finance LLC (formerly known as AISA Investment Advisers), a registered investment adviser that provides EB-5 due diligence for individual investors as well as deal-structuring, co-management and redeployment services for EB-5 project sponsors. Nail supervises the firm’s research processes, evaluation of investment projects, client recommendations and preparation of client reports. He is a registered investment adviser representative and has over 20 years of experience in the financial industry, including numerous international secondments.

Integra’s goal is to enhance the integrity of EB-5 transactions, both for companies and for individual investors. In its corporate services, the firm’s status as an investment adviser helps support legal and regulatory compliance while also adding substantial marketing appeal. At the retail services level, Integra’s screening process looks at each EB-5 project with the investor’s needs in mind, considering such matters as I-526 and I-829 compliance and the job-creation model but also traditional evaluation measures, such as loan collateral, underwriting assumptions, solvency and liquidity forecasts, the EB-5 investor’s cash flow and liquidation priority, exit strategy, and others.

Previously, Nail, a prior hedge fund owner, served in senior international roles at Soros Fund Management and Deutsche Bank. He has set up and managed several research teams abroad, including a 27-member team in Vienna, a brokerage research team in Russia, and a joint venture in Moscow with the Soviet Academy of Sciences. His background also includes establishing and overseeing one of the first private equity real estate partnerships in Russia, along with the first Russian fund of hedge funds in his capacity as the CIO of a major financial group based in Moscow.

Before working in the financial industry, Nail held a senior management role with The Economist Group in London. He earned his master’s degree from the John F. Kennedy School of Government at Harvard University and his undergraduate degree from the University of California, Berkeley. He speaks Russian, German and English.
