Alliance Regional Center (ARC) is located in Imperial City, California and is developed by Oasis Growth Partners, L.L.C. ARC conducts EB-5 projects in the areas of dining establishments, professional and commercial office buildings, retail centers, and hospitality developments. ARC is currently developing an Imperial County, California real estate site that will house two restaurants and a Holiday Inn Hotel. This real estate is located on a 24 acre site where the development commenced in June of 2010.
Imperial County is situated along the U.S.-Mexico border in the most southern part of Southern California. This area is an extremely important, high traffic route that connects San Diego, Palm Springs, Los Angeles, Tucson, and Phoenix. The highways in the area also serve as a border crossing with Calexico and Mexicali. The Imperial County Airport is also located nearby and provides considerable passenger access to the area.
ARC’s budget for the EB-5 project is approximately $29 million. This covers the traffic and environmental studies, city fees, permits, architectural plans, construction cost, advertising, interest, insurance, financing costs, initial working capital and more. The ARC project will allow roughly 44 immigrant investors to invest a minimum of $500,000 as limited partners in the project. This investment amount will serve as part of the required ownership capital infusion and will be apportioned to job creation. Each EB-5 investor will be given 1.11% interest in the ARC project.
