About Marge Lessard

Marge Lessard is the founder and managing member of Write Source, LLC, a research and writing firm based out of Gentry, Arkansas. She assists immigration attorneys and their clients in EB-5 business plan writing services. Ms. Lessard is a 34-year veteran of the banking industry. For more than 25 of those years, she worked as a commercial loan officer, credit analyst, or underwriter reviewing real estate holding companies, operating companies, and/or real estate development companies for both publically traded and privately owned banks.

As an independent writer, Ms. Lessard specializes in writing EB-5 regional center project business plans and EB-5 regional center operating plans. She has written more than 100 business plans for regional center projects utilizing EB-5 capital or financing, and more than 40 regional center operating plans for submission to the U.S. Citizenship and Immigration Services (USCIS).

Prior to founding Write Source, Ms. Lessard served as the vice president/senior underwriter for Bank of Florida. In this capacity, she researched and analyzed real estate and construction loan requests for SBA 7-A and SBA 504 programs, along with traditional bank financing. Such research involved: project principals’ backgrounds, sources and uses of project costs, the borrower’s financial wherewithal, and more.

Ms. Lessard is knowledgeable in the requirements and guidelines of the USCIS and the EB-5 Immigrant Investor Program. She is proficient in analyzing and underwriting a multitude of industries including, but not limited to, residential construction, commercial construction, flagged and boutique hotels, biotech companies, web-based companies, assisted living facilities, steel mills, and mixed-use projects. Her business plans are comprehensive and have proven to be accepted by members of the banking community, immigration attorneys, economists, attorneys specializing in U.S securities law, regional center owners/operators, developers, and business owners across the country.
