You should plan on spending additional legal fees, government filing fees, and (if using a regional center) administrative fees, as well. Those fees will range depending on the lawyer you hire, whether you use a regional center and, if so, which one.

As the specifics of your proposed investment on not stated in the question I will give you a range of the cost of a $1 million investment in both a regional center projects as well as a direct investment project and in addition to a direct investment project that you start own and operate.

1. Regional Center project: $1 million plus approximately $80,000 totals $1,080,000. If no agent is involved the cost could be reduced by approximately 50%

2. Non-Regional Center project: $1 million plus approximately $80,000 totals $1,080,000

3. Direct investment owned and operated by the investor and perhaps some co-investors: $1 million plus approximately $100,000 totals $1,100,000. In this case it would also have the experience of preparing corporate transactional documents and a comprehensive business plan the first investor case will cost approximately $100,000. Additional cases would be far less as the transactional documents will have been done including the comprehensive business plan. If no agent is involved the cost could be reduced by approximately 40%.

The total investment depends on where you invest, but it should not cost more than $ 1 million for the principal amount of the EB-5 investment. If you pick a Regional Center located in a high unemployment area (TEA), you may only have to invest $500,000 plus approx. $50,000 syndication fee. You should find ones with good approval track record. Please consult financial advisors who specialize in recommending EB-5 regional centers.
