I am looking more information about the costs for the EB-5 visa beyond the minimum investment amount. Does the direct investment option cost less total than the regional center option? Some sources told me that there is a regional center application fee of $50,000. Is this correct?

Regional centers charge "administration fees" that may be around $50,000, on top of the $500,000 investment. There are also attorney's fees, in many cases, and filing fees. If you plan to develop your own direct project, there are easily $50,000 worth of professionals fees (business plan, corporate attorney, etc.)

It is correct that most regional centers charge an administrative fee of $50,000, and you also have the legal fee for your attorney. Direct projects also have admin fees, although arguably if you open your own business this admin fee will not apply. Realistically you need to look at the cost of 10 full-time workers if you are seeking a direct investment, and compare that total commitment to the current $500,000 minimum required for most investments. By the way, a bill has been introduced which will sustainably increase the investment amount when enacted.

Many regional center projects have "administrative fees" between $25,000 - $100,000, which are used to manage the project, but also used to pay others for services. You should shop around and find a project with the fee structure that works best for you.
