What are some of the characteristics of a viable EB-5 project?

I would like to know what some of the characteristics of a good EB-5 project are. We are developing theme parks in the U.S., with the first being in Pennsylvania. We have 2,600 acres of land as collateral, bonds to be issued by the local government, and full development funds. To release the funds we need an investment of $8.5 million or possibly as low as $2.5 million depending on final negotiations with a second funding source. Does this sound like it would be a good fit for an EB-5 project?

It sounds like a good fit, but you need to convince investors that the required jobs will be created. You need a marketing team for foreign investors.

Based on your facts, this project does look like a good fit for an EB-5 project because it has a couple good attributes of EB-5. It has proper funding, with the support of both private and public entities and the potential for creating required jobs. Advisably, consult with an EB-5 attorney as it appears that a good plan for this type of project is likely to succeed.

There is a lot more to creating a good project then just this. However, an investor wants to feel confident the jobs will be created and that he or she will be able to recoup their capital investment. An investor will also look at the location of the project, the viability of the project, the experience of the developer, and the capital stack.

There are many factors we would consider. Developer history, financial projections, geographical location, industry, and capital stack are all important considerations. We would need to review your project and EB-5 goals in greater detail to see if it could be an approvable and compliant EB-5 project.
