Should I invest directly in a US business or in a regional center?

The owner of a US business is prepared to sell, and I’m considering using this opportunity to obtain an EB-5 visa. I would like to know what requirements an ongoing US business must meet to qualify for the EB-5 program. I’ve encountered mixed opinions on investing directly; some say it’s possible, while others suggest it’s better to invest in a regional center.
