How does renting an EB-5 regional center work?

I have heard that I can just rent a regional center instead of establishing my own. How do I go about renting a regional center? What advantages would renting provide over creating my own regional center?

You really need to talk to the regional center you are interested in to see if this regional center is also interested in your project. You will need to enter agreements with the regional center. It is best to talk to an experienced EB-5 attorney first. The advantage is obvious: save your time and money. The other option is to do a direct EB-5 project.

Renting a regional center is not really renting a regional center. More accurately, it is contracting with a regional center to partner with it for the mutual benefit of both parties. The project developer may be able to save some time and take advantage of the existing regional center''s USCIS designation, marketing network, and overall experience and expertise in EB-5 matters and compliance. The regional center may be in-between projects and can benefit from the project developer''s "shovel ready" project in order to keep agents and marketing efforts fresh and maintain a consistent flow of investor clients. Both sides give up a little bit of control and potentially, some financial incentives, but if the right synergy exists, there is a place for this kind of relationship in the EB-5 space.

We often will make introductions on behalf of EB-5 project to regional centers in regard to these "rental" arrangements. In reality, you would be associating your project with an existing regional center, just as a regional center would go about adding a project to its portfolio of investment packages.

It is not exactly renting. You would need to talk to various regional centers that let developers run projects through them, to find out the terms, their prior successes, etc.
