There are no restrictions on how you fund the investment provided the funds are from a legal source and are not secured by the project you are investing in.

If your relative can prove his/her funds in the U.S. come from lawful source, you can use it for EB-5. Your relative can loan or give you the funds.

Ask them for money/cash as a gift. It could be a loan. But understand if they gift/loan you the money, they will need to be able to demonstrate how they earned and acquired the funds.
