How can I make an EB-5 investment using a loan and my own funds?

My plan is to invest in a regional center project combining a loan and my own funds. The loan would cover 30% of the EB-5 investment, and I would pay the remaining 70% with my own funds. I have the capacity to pay 100% of the investment, but I would like to keep some of my funds safe in case of project failure or an unplanned event that affects my application.

Would the loan be secured by the project and/or from the project or separate and secured by your own assets? Latter scenario is more easily approvable.
