Can I expect to make a profit from investing in an EB-5 regional center project? What return should I expect? Or should I opt for a direct investment instead if I want to earn money in the process?

EB-5 Immigration attorneysThere are hundreds of projects, so to answer your question, you will need to look at the project description of any you want to invest in and assess the likelihood of its making money (or retain a financial analyst to do this for you), and the projected returns stated. A private project certainly gives you more control, but there can only be one EB-5 investor in a private project.
