How do we find EB-5 investors?

We have a commercial real estate project in the states. We''ve heard that the EB-5 program is a great way to find low interest funding for projects such as ours. We understand the complexity of Regional Center designation and of getting the actual visas approved. However, how do we actually market our project to investors in order to spur interest and get the ball rolling?

    Once accredited, USCIS will list your center on their site and you will be visible to investors. Some regional centers also use the services of foreign migration agents. For further information please contact Rahbaran & Associates.

    There are numerous EB-5 consultants who can help you with this process. I think your best strategy would be to contact several of the professionals on this list and ask for referrals - as this will give you first or second had knowledge of a consultant''s capabilities. Otherwise, you are limited to the information made available via the internet.

    You need to develop your own marketing strategies and/or hire a migration agent overseas to market your project to potential investors overseas. Regional Centers spend a significant amount of funds on marketing their projects abroad.

    First, your EB-5 project has to be EB-5 compliant but also marketable. Second,there are a number of reputable brokers who market and source EB-5 projects. These are the brokers who will offer suggestions as to the investors requirements and therefore for certain related clauses to be inserted in the security and offering documents.

    There is a misconception about raising money through EB5. I believe it is very difficult to raise money through this program and you need to do your homework prior to relying on the EB5 money. Do not make a mirage for yourself.

    You can market to potential investors overseas. However, you may want to consult with a lawyer who specializes security law before you start marketing your projects. There are many regulations regarding what you can or cannot do when marketing inside or outside US.

    Participation in the EB 5 program is a wonderful process, however it is a long and thoughtful process. To begin to understand the mindset of investors and how a valid US project can be applied to it, it is best to attend several seminars, exhibitions (both domestic and abroad) which focus on EB 5. By now, I would have thought that US banks would have returned to their lending activity; they have not and will not. As such, any personal and financial investment in the EB 5 program which is a long term investment is worthwhile.

    The marketing of an EB-5 project can be through attorneys, in country agents and advertisements. The first step is to define and qualify the project wherein presentations can be made to investors.

    Finding investors is tricky. You must be careful from an sec perspective to not violate sec laws in your offering. Assuming you do not, most investors come from china. And those investors are found by working through Chinese brokers.

    There are marketing consultants and agents who can help assist you, domestically, as well as overseas. Any experienced EB-5 professional here in the US should be able to help guide you through this process including structuring an appropriate project and fees.

    You engage offshore migration agents and they evaluate your project. If they like your project, they bring you investors for a fee. We have relationships with many of these agents.
