What broker fees will we have to pay to present our project to EB5 investors?

About how much will it cost to do this and where is the best place to start marketing our project?

    The question as to how much it costs and how to do the marketing of your project is the most important question. Realistically, if you have not done this before and have no experience, you should associate your project with an experienced Regional Center that has had success in marketing projects abroad. You will have to pay a Regional Center cost as well as referral fees in order to be competitive in the market. To a significant extent, the amount will depend upon what other Regional Centers are paying.

    The broker fees vary from company to company. It is advisable to shop around for brokers. Also, ask a lot of questions about fee amount, experience, types of services being offered and other details particularly on issues that are specifically related to your project and its associated industry. Finally, consider working with an EB-5 attorney as well.

    Most of the fees are negotiable and will depend upon the type and level of service. The best place to start is to check with existing regional centers and EB-5 developers who have already gone through the process you are seeking to start. Immigration attorneys are also a good resource to find out what the market conditions are like for your type of project.

    Unfortunately, the brokerage fees being given by Regional Centers to various Migration agencies in Asia seem varied from $40,000 to $120,000 or more for each investor they find for a project. Thus, I am not sure if you are just starting out, if you could compete with that or if that is cost-effective for you.

    You may present your project to anyone yourself; a broker is not required. If you do desire a broker in one or more countries, you negotiate their fees directly with them.

    As an immigration lawyer, I believe you need to start by evaluating whether or not you have a viable project. Then you have to structure the deal. Experienced immigration lawyers can then explain options in terms of marketing.
